New Sheikh Zayed City
The new Sheikh Zayed City is one of the new residential cities VYE Sodic El Sheikh Zayed affiliated to the Ministry of Housing and Urban Communities. This region is a great addition to Sheikh Zayed City, as it extends its area to 21,000 acres in a privileged location northwest of the current Sheikh Zayed City.
It is intended that the population of 300,000 people reach 1,000,000 after the expansion phase of Sheikh Zayed City, as the city’s urban cluster represents 100% of its total area.
The new Sheikh Zayed City site:
The new Sheikh Zayed City is located in the northwest area of Sheikh Zayed, near many important landmarks in the city, such as: West Cairo Airport, the smart village, and the industrial area of Abu Rawash, as it is the extension of the current Sheikh Zayed.
Easy access to the new Sheikh Zayed is through a number of major roads such as: Cairo / Alexandria Desert Road from the north, the northern expansions of the Sixth of October City from the south, a desert back from the west, and the Dahshur link from the west.
It is planned to build roads or bridges linking the new city to the current city or implementing new entrances to the Alexandria road and Dahshur link.
General plan for the new Sheikh Zayed City:
Sheikh Zayed’s new expansion covers 21,000 acres, divided into two phases:
First stage: The land area is 8,300 acres, and it is located west of Sheikh Zayed City.
The first stage contains about 5,000 vacant lands that can be built. The cost of implementing the residential area in the first stage is 10 billion pounds.
The second stage: the area of land has 2,500 acres, located east of Sheikh Zayed City.
The lands of the second stage are lands belonging to the Green Revolution Society owned by individuals and companies, and the stage does not contain any vacant lands.

The number of housing units in the new Sheikh Zayed City is about 72,942 units.
The residential areas in the city are divided into social housing, medium housing, above average housing, and investment housing.
1,850 acres have been allocated for housing projects of the Urban Communities Authority from social housing lands, and lands designated for real estate investment companies in order to implement various projects and services.
The number of housing units in the Dar Masr project is 8,500 units.
Apartment areas range from 100 meters to 150 meters.
Services for the new Sheikh Zayed City:
The service areas of the city are distributed among neighborhoods, neighborhoods, and different sectors. The cost of implementing the facilities and services amounts to 500 million pounds.

The city contains 5 large investment projects as follows:
Integrated urban activity on 410 acres.
An integrated urban, recreational, commercial and tourism activity on an area of 77 acres.
Mixed activities within Zayed Park on an area of 146 acres.
The Zayed Crystal Spark project in the Kerzi Water axis on an area of 190 acres. (Contains commercial activities, administrative activities, hotel activities, and entertainment activities).
Integrated urban activity on a plot of land in the central axis on an area of 18 acres.
